I then had this built and decorated professionally to a high standard. 2 very tiny smudges in paintwork on front where there was floral decoration.

May clean off but have included a length of flowers to attach if required. Not easily noticeable - only on close inspection. Lutyens is my favourite architect so I have quite a collection of Lutyens-related items, even numerous book. I also commissioned some dolls house furniture to be made based on Edwin Lutyens designs!

Because of the onset of illness, this gorgeous house has hardly been touched. It has been on display in an upstairs room.

INCLUDES ALL LIGHTING and some of the FURNITURE - AS LISTED & DESCRIBED (to follow). Other pieces have been left in to get a more realistic effect of the finished item. There are 2 front opening doors and 1 side entrance to the kitchen & bathroom. These 2 rooms have doors leading into the main section of the house. The full set of Lutyens House lighting is all fitted and has very rarely been switched on - only occasionally to check the good working order.

There are fires in 2 of the fireplaces. Both are connected to the lights so that they glow red.

I will include a transformer to use with the lights & fires. There are some gorgeous features typical of Sir Edwin Lutyens. In fact, some of the features used are shown in a book I have about the architect. I could print copies of these as well as pages from the catalogue in the short season that this LUTYENS HOUSE was made. The inglenook fireplace is a typical example. The other fireplace is also copied from a real Lutyens home. The f itted wardrobes upstairs and fireplace in between are also replicated. ALL IN ALL IT IS A VERY SPECIAL HOUSE, WELL BUILT & DECORATED AND IN EXCELLENT CONDITION - ALMOST SPOTLESS. I've noticed 2 faint marks on the emulsion at the front of the house.

I haven't tried to remove it but they are from where I had 2 climbing flowers attached with tacky wax. 1 long stem can be seen on the path at the front of the house and can be re-used if required.

All lights and 2 fires are working as can be seen in the photos. Carpets and floor appear to be in very good condition. This house means a lot to me and I want the new owner to enjoy it so will include anything else I come across which I think should be with it The roof is a tiled effect - not paper. The chimneys currently have paper bricks but I had intended to change them to mini-bricks.

I will include these in the sale and also the details of the supplier so that, if more are needed, they can be matched up. I think the house will really look like "the bees' knees" once chimneys are in brick but it look good even as it is. OVERALL MEASUREMENTS: 55cm deep x 123cm wide x 84cm high including chimneys. Not fitted so can easily be changed or moved around. Unfortunately there are minor cracks in the toilet but this could probably be worked on. I had a Hearth & Home Art Deco suite in here as well as a shower. Lounge: includes all pieces shown. The sofa is BRAND NEW just taken out of box Bodo Hennig Sofa and Arts & Crafts Cabinet Surround. This can be used together or sofa alone. Entrance/Living Room/Stairs: includes everything shown except table lamp and man + lady.

The coat rack is a DHE Charles Rennie Mackintosh - newly unpacked. Dining Room: includes all pieces.

The fireplace, chair and sideboard are pieces from the long discontinued & sought after range of DHE Charles Rennie Mackintosh. Bedroom with Double Bed: empty. Bedroom with Single Bed: includes all except bed, radio, rug and mirror. I will also be keeping the coalman delivering a sack of coal for sentimental reason. I adore this house and it pains me to list but, having been diagnosed with a life-threatening illness, I have decided I must part with many of my treasures rather than leave them for others to sort out. It would be nice to see them go to a home where they can be loved & enjoyed. I have too many houses and limited energy so they are feeling a little neglected! The time has come to let them go! There will be more houses to come including a couple that would suit enthusiasts who like the challenge of decorating and maybe changing some carpets. Also many excess pieces of furniture and dolls, most of which have never been used. A lot of this has been created by artisans but also lots of "starter pieces". It will just take time to make decisions and to list. The next few paragraphs are taken from the catalogue information which I hope you will find helpful but, if there is anything else you need advice on, please let me know & I will get back as soon as I can.

Distinctive large roofs with dormer windows. Mock Tudor timbering on exterior wall. Please ensure you have enough space to fit the house into your transport. (or will pack up carefully if you wish to use a courier service but this would be at your risk).

I CAN PASS ON THE DETAILS OF SOMEONE WHO HAS HELPED IN THE PAST AND BEEN VERY CAREFUL & REASONABLY PRICED plus another courier who has been recently recommended to me as very reasonably priced & good at his work - used to transporting dolls houses with the care needed. I have used the service of Shiply in the past to find a suitable courier at the right price. I would advise checking with potential couriers that they will treat the house & contents with care because I cannot be held responsible for the house once it has left the premises.
