CRAFTSMAN BUILT GEORGIAN LUXURY DOLLS HOUSE. Unfurnished (2nd photo just for impression) but with full electrics and all fitted pieces as per following photos. Including a number of Rosel Chandeliers and wall lights and a commissioned staircase and balustrading.

I don't quite know where to begin describing this house! It is built in 3 parts so perfect to get upstairs or into a room via a smaller hallway. Houses of this standard don't come up very often - perfect for the serious collector looking for a real showcase! Below is the blurb but if you have any questions, please ask. The house is a pale blue and the front needs a couple of repairs on it which I will undertake.

There are a couple of lintels that need replacing, some brackets need re-ataching and a repair on the stairs, again, all of which I will put right before delivering - I just wanted to get it listed now. I believe this was the original house and then the previous owner had the other bits made to slot either side - I think this must be about 30 years old. As such, this is the oldest part and it has probably gone through a few changes. The original floors are scored and stained ply but more recently the entry hallway has had a hardwood strip floor laid over the top.

This is unfinished but I will sand and wax this to give it a finish (unless you'd prefer it left untreated). The ceiling in the first floor parlour is amazing! All hand painted in gold and gorgeous colours! There seems to be a few different makers of fireplaces and lighting in the house including Sue Cook and Replicast I think and the lights are from Small World Lighting and Rosel. There are a mixture of mock candle sconces and real lit ones.

There is some fading/discolouration to the wallpapers and there are small places where pictures and mirrors have been removed leaving slight damage - probably to be covered up by more pictures but I prefer to mention! The doors are all mock. The windows in the whole house are hand made and in this section at the front, they are glazed with glass but on the back wall, acrylic. Sadly the acrylic has yellowed with age in this section of the house - Due to the construction of the windows, with wooden frames inside and out and the acrylic sandwiched in between, this could only be replaced if new windows were to be made and the old ones ripped out.

All the curtains and curtain rails are in place but could benefit from a bit of styling with some wax to keep them in neater folds. This section is 15 1/4 wide externally and 14" internally and the rooms are 14 3/4" deep. The ceiling heights are ground floor and first floor 11, 2nd floor 10 3/4. East Wing on the right as you look at the house! This house is like a backward L shape as the basement goes underneath the middle house, which stands on it.

The ground floor has a beautiful wood lined study with built in shelving filled with books. The first floor has a panelled room with Peacock inspired panels and matching curtains and the most stunning Rosel Chandelier! The 2nd floor bedroom has a small ensuite. The paper in this room has badly discoloured. The curtains and blinds are pale pink silk.

And there is another fabulous chandelier by Rosel. The doors onto the passage way open but the other doors are mock. All floors are finished quality hardwood floorboards.

The passage ways and stairs lead down to the kitchens and sub rooms. The kitchen floor has real stone flagstones, a built in dresser (I think by Bernado Traettino) a corner cupboard, a Suffolk sink and drainer and a fire surround and stove all fitted in. The next room is the Housekeepers quarters or maids room with wooden flooring and then there is a store room with shelving and a Suffolk sink. Ceiling heigh just under 7.

The width of this section externally is 20 1/2, internally 19 , rooms are 12 1/2 deep with the same ceiling heights. I feel this is the newest part of the house and that it is inspired more by the Anglia houses that started to make an appearance, with their plain painted walls. The grand staircase is made from hardwood and the railings with brass bannisters are all custom made. These rooms are very much all about the display as they dont link to the rest of the house. There are some marks on the walls where pictures have been removed.

The previous owner had a large tapestry on the wall and used the upper level like an art gallery with display china and statues and paintings - it looked really good! And the lantern ceiling is just spectacular! The dining room on the ground floor has another stunning Rosel chandelier and it has servants entrances along the back wall - the left one leads down the stairs to the basement which I guess could be set up as another food area or washing up and laundry area. There is a wooden custom made secure area with railings which I believe the previous owner had the beer and wine barrels in - locked up to keep the servants from getting to it!

But if you wanted to re-purpose this room, you could remove that quite easily. All the floors in this section are strip hardwood but all unfinished - ie. Not waxed so again, I would do that.

Sizes - the same as the east wing. Basically, the house is ready to move into with the exception of the pink bedroom, as I dont think the other rooms will show their age so much once the furniture is in - it always looks worse when its empty - just like in RL! I havent checked out the lighting but I will make sure that is all working and that there are new bulbs were required. And it was from a smoke free home - its lovely and clean. Please keep in mind that this is not a new house and it is in part over 30 years old and although the condition is fabulous, it is not perfect.
