Julie Bennett OOAK Hand Made Miniature 12th Scale Doll House

  
This is a handmade miniature 12th scale house by Julie Bennett, called "The Old Boathouse" It is as new (only a couple of months old), and just needs furnishing. I've added some photos, plus the original info from Julie. Itvwould make an ideal boathouse, artist studio etc. Dimensions are below : EXTERNAL Approx.

8 inches to roof tip Approx. 10.75 inches depth Approx. 18.75 inches to roof top INTERNAL Bottom floor - Just under approx. 10 inches from front to back and 9.25 inches width Top floor - Approx.

6.25 inches front to back and 8.25 inches width. As it's large, it will only be available for collection.

Please note that the top left of the front opening squeaks slightly as it closes, where the top of the opening touches the front of the house. Julie told me it could be sanded down a bit, if it's something that would bother you.
